  • Check-in is after the designated time. Access instructions will be provided with your booking.
  • Before check-in details are shared, you must fill out and sign the rental agreement after your booking is confirmed.

  • This unit is located in Building 3 on the 4th floor.
  • All buildings at the resort have elevators for accessibility. Units are wheelchair accessible, including step-free access and wide doorways in common spaces, bedrooms, and bathrooms.

Policies and Rules

  • GUEST MAKING RESERVATION MUST BE 23 OR OLDER
  • ABSOLUTELY NO HOUSE PARTIES
  • Family groups only. If a group misrepresents themselves, they must vacate immediately without refund.
  • The company reserves the right to refund deposits, refuse rental, or discontinue occupancy if, in their opinion, the tenant is detrimental to the property.
  • Grilling is prohibited on decks, balconies, and directly adjacent to buildings.
  • No fireworks of any kind are allowed.
  • NO PETS ALLOWED (Resort policy)
  • NO SMOKING INSIDE CONDO
  • Smoking is not permitted in any residence. A $150 fee may be charged for ionization if smoking is detected in the property.
  • Trailer or car hauler parking is strictly prohibited. Alternative arrangements can be coordinated through property management.
  • The premises are for residential purposes only. No animals and no other use permitted.
  • Tenants must observe all restrictions, laws, and ordinances affecting the premises or occupancy.
  • No use of the premises shall increase the existing rate of insurance or cause cancellation of any policy covering the premises.

Fees and Payments

  • A $250 security deposit will be temporarily held on your credit card for damages after your stay.
  • Accepted payment methods: Visa, Mastercard, Discover, or American Express.
  • CANCELLATION/DEPOSIT REFUND POLICY:
    • Cancel more than 14 days before arrival: full refund.
    • Cancel 14 days or less before arrival: forfeit 100% of rental fee.
    • All cancellations must be made by phone (855-44-SWEET). Online cancellations are not allowed.
    • The company may cancel the booking for any reason, in which case all monies paid will be refunded. The company is not liable for other costs incurred by the client or loss/delay due to events beyond control (e.g., weather, strikes, etc.).
  • Reservations do not include expenses and items not mentioned, such as transportation, personal services, meals, insurance, telephone calls, and other personal items.

Parking Information

  • Free parking for one car is included per unit.
  • Trailer or car hauler parking is strictly prohibited. Alternative arrangements may be coordinated through property management.
  • Public parking and a trolley stop are available at the bottom of the hill, with trolley rides throughout Pigeon Forge for a nominal fee of $0.50.

Utilities and Amenities Access

  • Free Wi-Fi (high-speed internet) is provided in the unit.
  • Complimentary amenities include Wi-Fi, cable TV, and local phone service.
  • A washer and dryer are provided in the unit; a single-use box of detergent is included. Additional detergent is not provided.
  • Bed linens and towel sets are provided for your stay and cannot be changed out.
  • The kitchen includes a refrigerator/freezer, dishwasher, microwave, stove/oven, dishes, glassware, pots and pans, toaster, blender, and coffee maker. Specialized items such as a wok, rice steamer, or crockpot are not provided.
  • The outdoor pool is typically heated in April and May, depending on outside temperature. The indoor pool is heated year-round.
  • Outdoor amenities include picnic areas, outdoor grills, a quarter-mile walking trail, tetherball, volleyball court, horseshoes, two playgrounds, basketball court, and shuffleboard.

Safety and Emergency Information

  • Use of the swimming pool or other facilities is at your own risk. Injury, damage, or loss to personal property is the client's responsibility.
  • Tenant assumes all risk of damage to any and all personal property belonging to the landlord or tenant during use and occupancy.
  • Tenant assumes all associated risks and agrees to hold the landlord harmless and indemnified.

  • One free admission daily to selected attractions (Dollywood, Hatfield & McCoy Feud and Dinner Show, The Pirate Show Dinner Show) is provided through a partner program. Stays entitle the guest to one ticket choice per day from a package valued at $1,059 (via Xplorie).
  • The resort is located on Plaza Drive between traffic lights 0 and 1, behind Country Tonight in the entertainment district. Trolley stop at the main road offers rides around Pigeon Forge for a fee. Dollywood, softball fields, and The Island are approximately 2 miles away.
